This investment is a Prime Office Building, Single-Story, in great area of Arlington Heights, IL, a Chicago suburb, which is considered to be somewhat upscale. Good name and reputation. The building is well-maintained.
Location of the Property: 515 East Golf Road, Arlington Heights, IL 60005. Called the Golden Corridor.
Chicago and Northern Illinois (including the Golden Corridor) The Chicago region has an economic tradition of stability. Growth is not usually in spurts but steady. Downswings are very rare. It isnt a roller-coaster ride. The job market is extremely diverse from old-style manufacturing to the high-tech items of the future. The Golden Corridor is the area from OHare northwest along I-90. As you can note from maps, this property is very close to OHare, the worlds busiest airport. The immediate OHare area has several office buildings, generally on the east side. The west side is bounded by an extremely large industrial park. Going northwest along the Golden Corridor you will see large office buildings and office/warehouse property. There will be some multi-family visible as well. Homes are generally located away from the highway. You will pass the corporate HQ of United Air Lines. Just past the exit for Arlington Office Square you will see the large complex for Motorola. On the way you will pass the largest retail mall in the USA, Woodfield. Many, many other shopping centers, office buildings and industrial have grown around Woodfield. At I-90 and Arlington Heights Road you exit north at a brand-new 4 way interchange. This will bring much additional opportunity for leasing of AOS. Most east-west streets and Arlington Heights Road have been nearly shut down for two years as work has very slowly progressed on not only the interchange but all the roads leading to the interchange. Massive upgrading of roadbed, number of lanes, and signaling have been made. Arlington Heights Road and Golf Road (SR 58) both carry much traffic and dual left turn lanes have just been installed. It is a well traveled area for business reasons as well as consumers. AOS made a new entrance/exit on the street behind the property. Seegers Road allows easy access to the Tollway and anyplace to the south or west or southeast allowing for traffic to exit Golf Road in either east or west directions. Thus, ingress/egress is good.
Design of the Property
Pictures just dont do the property much justice due to the landscaping. The building is softened and made a part of the landscape and is not hard bricks next to a street. There are actually two buildings of approx. 7100 square feet each connected by overhead structures that make the buildings appear as one. A courtyard of a Z-shaped design highlites the center area. Tenants brag about the courtyard and love to watch the birds and enjoy the peace. Many suites have sliding glass doors leading to private patios! Thats right. Grill or just enjoy working outside on a nice day. (As such, combined with at least one window that opens, the ventilation in spring and fall is choice.)
The structure is masonry and stucco. The light cream color is pleasant, matched with the dark brown wood accents. The exterior lights shine on parking lot, walks, up onto the building. This provides an excellent presence after dark. It also tends to make the average person feel a little safer, although we hasten to add we dont have a crime problem. As noted, the landscaping is superb. The lawns sprinkler system keeps it green. Surrounded by foliage gives a feel of natural beauty combined with class.
Parking. There are approx. 65 parking places or about 4.3 per 1000 SF. Plenty! The lot has received regular maintenance. In 1994 all areas that showed deterioration were replaced and in 1996 all cracks were filled, speed bumps repaired or replaced if needed, and seal-coated (twice) and striped. Roof. Flat and different. The flashings were coated with an aluminized tar based product to insure their continued use. The roof coating is a tar based product, covered with gravel, that appears to self-seal. The only problems noted are leaks that occur via HVAC in high winds and driving rain. It doesnt appear to come from the roof or flashing but where a HVAC service access panel is not tight and water got into the unit. There has been one flashing leak that comes to mind and needed attention. SUMMARY:
Here is one more view for your pleasure. This is the entrance from front center into the courtyard. Notice that the two buildings are joined via an overhead shelter (front and back). Weve modified the entrance a little since this was taken to provide for lighting and a better feeling of safety. The pleasantness remains.
