
Full-time in real estate since 1977 and
with Liberty Real Estate since 1989 I have always sought to be client oriented.
Essentially that means that I endeavor to understand, with my client, what is in their
best interests and make that the utmost of importance in any actions thereafter. It
requires listening closely to what a person has to say, sometimes over several sessions,
and then helping them determine the best paths to meet their real estate goals. Sometimes
the best path for today is not what one would ordinarily first think of. We look at the
bigger picture if we can, both the short term and the long term. Its easy to look for the
quick fix to things but that rarely will accommodate long term aspirations and goals. This
all can take more time and insight but makes for happier clients with better results, and
for me a long lasting relationships with them.
These philosophies have a common thread in all my real estate
transactions from residential to investment to commercial/industrial sales, exchanges and
leasing. Even my own personal transactions. Indeed, it is partly my own personal Real
Estate experience with ownership, leasing and management that I bring to the table for my
client's benefit. On top of that I have helped scores of people transact their
personal real estate and navigate the undertaking with as little stress as possible. I've
placed the small business in their new location and find the most economical situation.
I've helped the investor get that scary start up and the more advanced investor to move up
into more challenging but rewarding bigger investments, or perhaps the cash-flowing
armchair investment. Or sometimes its a change in the season of life that means
moving one's equity to a different level. What really matters is where you want to go with
it all today and in the future. It's all a very personal decision and I'd like to
help.
Currently a member of the Chicago Association of
Realtors, Illinois Association of Realtors and National Association of Realtors. Prior
affiliations are with the Northwest Association of Realtors, the
Realtors Association of Western Suburbs (RAWS), Northern Illinois Commercial
Association of Realtors (NICAR), Chicago Area Real Estate Exchangers (CARE). I still
remain in contact with these organizations. The Code of Ethics prescribed in the
Realtor institutions are critical in obtaining the best working atmosphere to transact
Real Estate to the best interest of the parties involved. I take them very serious and
look for others in my field to do the same.
And how do I represent those I work for?
Interestingly many people who have transacted real estate aren't really sure they were
represented by anyone. In the mid-80's I began to learn the concept of buyer brokerage, or
single agency. It made sense but was practiced by very few agents and brokers and
initially I was very apprehensive. The mainstream of the industry worked only on Seller's
behalf and the concept of buyer brokerage was not very welcome. It meant change. But, it
was the right thing to do. I knew it and started acting on it by very deliberate
representation of only one party in any transaction. If my "customer" was a
buyer then I represented the buyer. If my "customer" was a seller then I
represented the seller. But, only ONE in a transaction and they became my client. In
the mid-90's the industry caught up with this important concept and very suddenly it
became an accepted practice to represent buyers, not just sellers. There remains
some double standards in practice and unfortunately I do not believe enough truly apply,
or even know, the standards of those who have long-practiced single agency. You see,
it is still generally accepted, and legal if disclosed properly, that an agent can
represent BOTH buyer and seller in the same transaction. But think about it.
It can't be done without conflict of interest.
Resources are excitedly varied and
diverse today. I can find, or market, available opportunities and properties through
several of the more traditional multiple listing and database sources. But, as you know,
things are always changing and we at Liberty are always looking for new and exciting
networking sources via electronic mail, Internet websites and more. Personal networking
through various groups will always remains very important.
One area that still seems to be very confusing for people is how one can
defer capital gain taxes in their real estate transactions. In fact, it is almost a
certainty that a considerable amount of business, investment, and commercial property
would be transacted by it's owners if they really knew all their options. We can certainly
help clear the air about all that so at least you can be fully informed.
